North Scottsdale's gated communities cluster in the 85255, 85262, and 85266 ZIPs. Here's the working ranking by buyer demand, resale strength, and the one detail that matters most: how hard it is to get in.

1. Silverleaf at DC Ranch

Custom estates, Tom Weiskopf course, the Silverleaf Club. Property purchase equals club access. The premium address — and the one where your buy-in includes full integration. Homes trade $6M–$18M+. Upper Canyon lots command highest per-sqft.

2. Estancia

Tom Doak course, modern-Sonoran architecture, 280 capped memberships. Quiet and design-led. Roughly $5M–$15M. The Estancia Club dining room is a serious perk — worth the initiation on its own.

3. Whisper Rock

Two Tom Fazio courses, PGA-pro membership concentration, capped invitation-only entry. The most golf-serious community. $4M–$12M median. Membership via personal introduction, not application. Bones Mackay's crowd.

4. Mirabel

Tom Fazio course, lower membership turnover than Estancia or Whisper Rock. Quieter clubhouse, steadier resale. $3M–$8M band. The understated choice among the trophy set.

5. Desert Mountain

Six championship courses across 8,300 acres — Saguaro Forest, Aspen, Apache, and three others. Largest of the gated communities by footprint. Membership tiers stratify the community; trophy parcels with course frontage trade above $6M. The sprawl model — lower density than the trophy clubs but massive in scope.

6. DC Ranch

The broader master-plan around Silverleaf. Country Club at DC Ranch anchors family-oriented buyers; sales in the $2M–$7M band. Less intimidating entry point than Silverleaf proper, but same gated security and North Scottsdale address. Golf club membership is optional, not bundled.

7. Troon Village

Established luxury anchored by the Troon Country Club. Mature landscaping, reliable resale, $3M–$5M sweet spot. More proven than trendy — the buyer here wants reputation over prestige.

8. Troon North

Adjacent to Troon Village; two Tom Weiskopf / Jay Morrish courses at the Troon North Golf Club. Slightly newer construction. Public-access course option (versus private club) makes it more flexible on membership. $2M–$5M band.

9. The Boulders

The original North Scottsdale resort-residential community. Boulders Resort & Spa anchors the address; condos and casitas trade in addition to single-family. Resort amenities are integrated, not separate. $1.5M–$5M range. Easier entry point, strong snowbird demand.

10. Terravita

Family-friendly gated community at the foot of the McDowells. Lower price points ($1.5M–$3.5M) than the trophy set, but consistent demand from buyers with kids. Tennis, pool, HOA-managed club. The gateway to North Scottsdale gating.
